Guardian Plans 234-unit Residential Development in Milwaukie
Guardian Real Estate Services LLC (“Guardian”) today announced the planned development of 234 modern, class-A apartments at 10999 SE 37th Avenue, Milwaukie, OR. Construction is set to begin this month, and expected completion is April 2023. The project will obtain the nationally recognized Green Globes® certification.
Residents will be able to choose from studio, one-, two-, and three-bedroom apartments, as well as live/work units, ranging from 495 to 1,198 square feet. The project will include high-end interior furnishes, including luxury vinyl plank flooring, quartz countertops, tile backsplash, stainless steel appliances, and in-unit washer and dryer.
The spacious 7.2-acre community includes five residential buildings, multiple garage and bike storage units, and a state-of-the-art clubhouse with kitchen, lounge, an elevator-served conference room, fitness center, and yoga studio. The community will also include an outdoor plaza with BBQ and picnic area, pool and spa, dog park, and playground.
The development is expected to continue the success experienced at Axletree, a similar, Guardian-developed project located 0.6 miles west. The first newly-constructed multifamily development in downtown Milwaukie in over a decade, Axletree was delivered in November of 2019 and has recently stabilized despite the Covid-19 pandemic.

The project brings together a talented team including LMC Construction, BC Group, Arris Studio Architect, DOWL, and Tello Interiors. Guardian Management will be the property management company.
