Experience

Josh joined Guardian in November 2024 as the company’s Chief Operating Officer. With more than 25 years in the real estate industry, he leads the company’s property management operations. Prior to joining Guardian, Josh was an Executive Vice President at Wood Partners, where he created and scaled property operations into a portfolio of 36,000 residential units across 20 states. Before that, he oversaw a portfolio of 17,000 residential units as President of Holland Residential.

Specialities

Josh specializes in enhancing operational efficiency and increasing cross-functional collaboration. With experience in managing operations, maintenance, marketing, sales, and business intelligence, he focuses on optimizing operations for property performance and portfolio growth. Josh received his bachelor’s degree from Eastern Michigan University and is a Certified Property Manager (CPM) from the Institute of Real Estate Management. Since January 2022, Josh has served as President of the Board of Directors for Multifamily NW.
